For families weighing the value of a top-tier education against housing costs, the numbers from early-Q1 to late-Q2 2026 are eye-opening. Homes located in highly rated school zones carried an average price tag of $580,000—a 35% premium over the $430,000 national average. That means a household would need about $159,000 in income to comfortably afford one of these properties, roughly $41,000 more than what’s required for the typical U.S. home. For median-earning families, this translates to nearly 55% of income devoted to housing in these sought-after zones, compared to 40% elsewhere. Only 13% of homes for sale in high-ranking school districts were within reach for median-income buyers, versus 28% nationwide. As someone who’s helped clients navigate diverse real estate opportunities for over three decades, I know that weighing school quality, commute, and neighborhood amenities against affordability is never a simple equation. Sellers in these areas may see added value, while buyers face important choices about priorities—whether it’s educational resources, daily convenience, or long-term investment potential.
