Naples Real Estate Finds Balance

In Late-Q3, Naples closed sales ↑2.5% yearly to 623, new listings ↑4.8% to 1.1K, while inventory ↓17.3% yearly to 4.2K homes for sale.
Naples median closed price ↑4.5% yearly to $575K, while brokers described a more balanced market than a year earlier and said buyers acted deliberately.
Compared with Mid-Q3, new listings ↑35% and inventory ↑3.6%, leaving 5.5 mo of supply, a level analysts said showed Naples holding footing.
Sales stayed ↑15.1% year to date, even as Late-Q3 pending sales ↓6.8% yearly and financing slowed, showing active Naples buyers remained selective.
Local brokers expressed confidence, saying adequate inventory and quiet storm seasons left Naples well positioned, with well-priced homes attracting attention and seasonal cash buyers expected.
