US Home Prices Gain Momentum

Home prices ↑~0.3% in Early-Q2 on a seasonally adjusted basis, translating to a ~4% annualized pace if momentum continued through a full 12-mo stretch.
Annual home price growth reached ~1% in Early-Q2, as softer interest rates earlier raised borrower affordability and supported stronger spring pricing conditions.
National breadth improved in Early-Q2: prices ↑ in ~90% of markets overall, and 70 of 100 largest markets logged yearly gains nationally.
The Northeast led appreciation, holding seven of the eight fastest-appreciating markets, while yearly declines were concentrated in the South and West markets.
Looking ahead, experts are watching whether current price momentum can withstand recent upward interest-rate pressure through the heart of spring buying season.
