One of Marco Island’s most prominent shopping centers, Island Plaza, officially changed hands in a $26.6 million deal, becoming one of Collier County’s largest retail property transactions this year. Located at 3058-3078 Bald Eagle Drive, at the busy intersection with Collier Boulevard, Island Plaza is home to a vibrant mix of national and local businesses, including Bealls Outlet, CVS Pharmacy, Quest Diagnostics, T-Mobile, Jetset Surf Shop, Pinch-A-Penny Pool Patio Spa, Modern Nails, and Davide Italian Café & Deli.

What sets this sale apart is the local connection of the new owners. Luigi Carvelli, whose family owns popular Marco Island restaurants such as Snook Inn, DaVinci’s, Marco Prime Steak & Seafood, and The Oyster Society, is listed as an authorized agent for Island Plaza 2025 LLC. While details about the ultimate ownership remain private, this represents a shift from the usual pattern of local properties being sold to national investors. The previous owner, Island Plaza Investments LLC, chaired and managed by Konya Shuh—the daughter of billionaire Diane Hendricks and star of the reality show “Betting on Beloit”—bought the plaza in 2013 for $12.5 million and completed extensive renovations in 2018, transforming the property with a modern two-story design and elevator access.

The 70,823-square-foot retail and office center was sold off-market through KOVA Commercial Group, with brokers Cody Shadley and Bryan Flores managing the deal. They emphasized that current tenants and leases will remain unaffected, and it will be business as usual under the new ownership. Shadley highlighted that the property presented a strong investment opportunity, offering both stability and potential growth in Marco Island’s competitive commercial real estate market. Flores noted that staying closely engaged with the leasing process allowed them to strategically time the sale to align with the seller’s objectives while positioning the new owners for long-term success.
