There’s change on the horizon for Florida’s manufactured homes, thanks to a new federal law that could redefine how these properties fit into our communities. The law raises insured loan limits—a big deal for many buyers who’ve struggled with higher borrowing costs compared to traditional homeowners. Over my years working with Marco Island clients, I’ve seen how important financing flexibility can be, especially for those looking to make a manufactured home their own slice of paradise.
Another shift: the federal definition may now include homes not built on a permanent chassis, opening up fresh design options—think more possibilities for infill lots or permanent foundations. Of course, local zoning still matters, and Florida’s already tough standards (especially those wind rules after 1992!) have improved quality but also added costs. Builders point out that what really shapes affordability is a mix of financing, inspections, and permitting.
