Mortgage Applications Flat, Purchase Activity Edges Higher

Mortgage application volume was nearly unchanged, with a 0.04% increase as purchase demand rose 1% while refinancing fell 1%. Purchase applications remain 3% higher than last year, and refinance activity is 9% above year-ago levels. The refinance share dropped slightly to 41.4%, ARM share hit its lowest since January at 7.6%, and government-backed shares showed mixed changes. Mortgage rates saw minor fluctuations.
