Florida Listings Below Purchase Price

It’s a season of shifting tides in Florida real estate. Right now, more than 1 in 10 active listings are being offered below the seller’s original purchase price. Even here on Marco Island, we’re seeing sellers adjust their expectations—many homes have reduced asking prices, and concessions are becoming part of the conversation. This follows a stretch of rapid price gains, but with softer demand, higher borrowing costs, and more homes on the market, sellers are making real decisions to move forward—sometimes accepting smaller proceeds just to get to the next chapter, reduce carrying costs, or leave behind a place that no longer fits. As someone who’s helped clients through many market turns over the years, I can tell you: every home comes with its own story and timing. For those watching the market cool and wondering what’s next, it’s all about finding the right fit for your own story here in our beautiful waterfront community.
